Memorial Day weekend is a fun time for most of us as we take out the grill for a good ole barbecue and splash around the pool while enjoying some beer and wine with our families and friends. Others may chill at the beach or go camping during this awesome three day weekend! Regardless of how we choose to spend this weekend, I’m positive that our fallen armed forces members want us to enjoy life. Before you head out to celebrate time with your loved ones, please also take time to honor and remember those who died in America’s wars.
Memorial Day was originally called Decoration Day, which stemmed from the early tradition of decorating graves with flowers, wreaths and flags. We encourage all of our readers to visit a National Cemetery or a State Veterans Cemetery to keep the tradition of remembering the valiant men and women who have died serving our country. First Housing Development Corporation of Florida announces the opening of Hilltop Landings in Dade City, Florida.
On May 12th, a warm sunny day in Central Florida, officials from the Pasco County Housing Authority and the development firm of Gorman & Company “Cut the Ribbon” on a new 69-unit affordable housing project which will replace an aging property that had seen its better days. Built in 1982, the Dade Oaks Apartments, located just 1 mile away, dealt with extensive flooding issues to the point that the existing buildings, club house and infrastructure were significantly damaged, making rehabilitation infeasible.
In 2014, Gorman & Company secured FHA 221(d)(4) financing from First Housing Development Corporation of Florida, Collateralized Bond & HOME program financing from the Florida Housing Finance Corporation, HOME & SHIP program financing from Pasco County and an allocation for Housing Credits, in order to construct Hilltop Landings.
The tenants currently residing at the Dade Oaks Apartments will get first dibs on securing a new place to live at Hilltop. The costs to relocate the residents to their new homes is covered by the Uniform Relocation Assistance and Real Property Acquisition Policies Act of 1970.
Hilltop Landings is a tenant based rent and income restricted community located on 13.28 acres. It contains 35 paired housing buildings with 14 one-bedroom, 23 two-bedroom, 17 three bedroom and 15 four-bedroom units plus a community room. Amenities also include a playground accessible to children with disabilities, Energy Star rated appliances, and resident activities that will be sponsored by the owner and management company. The goal is to foster a sense of community by bringing residents together on a regularly scheduled basis by providing activities such as holiday and special occasion parties, community picnics, newsletters and special functions for children.
First Housing is proud to announce that Duval Park has finished Construction. Duval Park, located in St. Petersburg, Florida, was developed by Blue Sky Communities and Boley Centers. The newly finished community is for Veterans and their families.
First Housing performed the Davis-Bacon Compliance Monitoring and conducted monthly employee interviews to ensure the contractors stayed in line with the Federal Regulations attached to this project. Blue Sky Communities and Core Construction, the GC for this project, were a pleasure to work alongside.
Duval Park recently held their grand opening event with speakers from the Florida Housing Finance Corporation’s Board of Directors, Blue Sky Communities, a Florida State Senator, the Pinellas County Housing Authority, and many more. The project is fully supported by its community.
